Freddie Mac noted this week that during the three months ended June 30, 85% of these borrowers with one-year ARMs switched to fixeds. For hybrid ARMs borrowers who refinanced 86 percent opted for fixed rates.  Note: the spread between fixed and variable rates has widened in spite of this fact.
